Professional Lead Inspection Built on Experience
NJ Lead Inspectors is a specialty division of Dynamic Inspections LLC, providing professional lead inspection, risk assessment, XRF lead paint testing, dust wipe sampling, clearance testing, and Lead-Safe inspection services throughout New Jersey, Philadelphia, and Eastern Pennsylvania.
Our approach combines professional testing with an understanding of buildings, painted components, environmental conditions, and the practical needs of property owners and professionals.
Independent Inspection. Clear Documentation. Practical Guidance.
NJ Lead Inspectors was developed as a dedicated lead inspection division of Dynamic Inspections LLC to serve homeowners, buyers, landlords, property managers, contractors, commercial property owners, and institutions that need professional lead-related inspection and testing.
Lead inspection involves more than placing an instrument against a painted surface. The type of component, its condition, location, deterioration, friction, impact, dust generation, renovation history, occupancy, and intended use of the property may all influence the significance of a lead-related finding.
Our responsibility is to evaluate the property within the agreed inspection scope, document what we observe, obtain the appropriate testing or samples, and provide clients with understandable findings.
We approach each assignment independently and focus on providing information that can be used to determine appropriate next steps.
Building Experience Matters
Lead-containing coatings are part of a building, and building conditions matter. Painted doors, windows, trim, walls, radiators, siding, railings, and other components perform differently and may experience different forms of wear or deterioration.
Dynamic Inspections brings broader building inspection and environmental evaluation experience to lead-related assignments. That perspective allows findings to be evaluated within the context of the property rather than as isolated instrument readings.

More Than a Test Reading
Different lead inspection and environmental sampling procedures answer different questions. The correct inspection scope depends on the property, the reason for the evaluation, and any applicable project or regulatory requirements.
Independent Evaluation
We document the conditions observed during the agreed inspection scope rather than approaching a property with a predetermined conclusion.
Professional Testing
Appropriate inspection procedures may include XRF testing, visual evaluation, risk assessment, dust wipe sampling, or clearance testing.
Clear Reporting
Reports are prepared to clearly document findings, testing results, identified conditions, and applicable recommendations.
Lead Evaluation Can Include Environmental Sampling
XRF testing is an important tool for evaluating painted building components, but it is only one part of professional lead inspection. Depending on the scope of the evaluation, environmental sampling may also be necessary.
Dust wipe sampling can be used to evaluate lead-containing settled dust on selected surfaces and is commonly associated with risk assessment, Lead-Safe inspection, clearance evaluation, and other lead-related inspection procedures.
Samples are collected using appropriate field procedures and submitted to a qualified laboratory for analysis when laboratory testing is part of the inspection scope.
Understanding the Property Is Part of the Inspection
Older residential properties can contain multiple generations of painted finishes. Lead-based coatings may remain beneath newer layers of paint even where the visible surface appears intact or recently renovated.
Professional evaluation considers the painted component as well as its location, condition, use, and relationship to other building conditions. This is especially important when properties are being purchased, renovated, repaired, managed as rentals, or evaluated for regulatory compliance.
- Older and historic residential properties
- Single-family and multifamily buildings
- Rental-property lead inspections
- Renovation and pre-construction evaluations
- Commercial and institutional properties
- Post-remediation and clearance evaluations
Lead Inspection for Property Owners & Professionals
We provide inspection and environmental testing services for clients who need independent information about lead-based paint, lead hazards, or lead-related property requirements.
Inspect. Inform. Educate.
Professional inspection should provide more than a pass-or-fail answer. Our goal is to identify and document conditions, explain the significance of the findings within the inspection scope, and provide information that clients can use to make informed decisions.
Inspect
Evaluate the property systematically using appropriate inspection, testing, and sampling procedures.
Inform
Clearly document observations, measurements, laboratory findings, and relevant property conditions.
Educate
Help clients understand what was identified and what actions may be appropriate based on the inspection scope.
